Job Summary:

Manager of Operations

This position reports to the Senior Manager of Infrastructure Services and provides operations management for one of three West Coast Disney Corporate Real Estate campuses.  In this role you will lead mixed teams of non-union, union and contracted third party trades performing services and executing projects while maintaining a high level of customer service for a broad range of clients in a safe, efficient, clean, professional, and effective workspace.
  

Responsibilities:

  • Lead/Manage the union trades, including Electrical/HVAC, General Maintenance, Plumbing, Landscaping, Carpentry, Paint, and support staff.
  • Response to emergency situations at the Burbank Lots.  Organize the maintenance response to handle the situations and provide timely communication to team members and customers.
  • Initiate and maintain multiple third party service contracts.
  • Collaborate with clients of varied positions across all departments of the company to develop solutions for solving complex facility issues.  Provide timely proposal estimate for customer review.
  • Maintain all central plant operations in various facilities across the campus
  • Oversee all standalone Mechanical/Electrical/Plumbing (MEP) systems in multiple buildings and campus facilities.
  • Balance the day-to day & project based workloads between in house staff and third party vendors for maximum operational efficiency. 
  • Perform frequent scheduled & spontaneous site surveys to maintain aesthetic standards and zero downtime of critical building systems
  • Work with Fire/ Safety partners and various AHJ to ensure full compliance with applicable rules & regulations
  • Champion workplace safety in coordination with the Safety Department to implement and uphold safe work practices, procedures, and policies.
  • Manage the operational budget including third party labor/ service contracts and material purchases for the designated campus.
  • Develop maintenance policies and protocols that ensure a safe, professional, cost effective operation and lifecycle for all facilities and systems.
  • Implement operational programs for energy savings, asphalt sealing, tree trimming, interior/ exterior painting, roof maintenance and other facility related issues as needed.  
  • Coordinate with other Facility Operations Managers (West and East Regions) for best practices and optimization of programs and processes.
  • Organize and maintain facility infrastructure plans, single line drawings, as-builts and other records in conjunction with the internal Document Control department.
  • Develop annual operations & capital maintenance budgets in conjunction with planned life cycle and long range preventive maintenance programs and identify areas for cost efficiencies and service enhancements.
  • Review all existing and proposed (Capital/TI/Ground up) infrastructure system designs for accuracy, adequacy, quality, & consistency and recommend enhancements or replacements by considering energy management opportunities.
  • Provide project management oversight for small/medium scale capital maintenance programs and repair activities.
  • Work with wide ranging, multi-discipline teams on developing capital investment plans and projects.
  • Offer technical guidance to all trades and internal business partners
  • Partner with Disney Sourcing and Procurement & Finance teams to obtain bids, generate purchase orders and negotiate maintenance contracts that achieve cost savings and adhere to strict company policies & procedures.
  • Provide operational input during the planning, design and execution of capital projects   
  • Collaborate with internal stakeholders, including Engineers, Support Services, Design & Delivery, Safety, Controls, Sourcing, etc. for daily operation of facilities and development of long term strategies.

Basic Qualifications:

  • Proven ability to effectively work with diverse project teams and individuals.
  • Experienced in  confidently communicating with union & non-union work forces and operations management teams.
  • Customer service oriented
  • Demonstrate good communication skills and timely update to team members and customers.
  • Extensive project management skills across all disciplines
  • Demonstrated problem-solving and technical skills preferably in the mechanical/electrical trades. Knowledge of mathematical calculations and computer applications related to technical design.
  • Exhibit knowledge of plant operations in order to specify proper equipment and develop maintenance policies and procedures.
  • Proficiency in use of office applications, Microsoft Office and AutoCAD, Blue-beam/Acrobat maintenance management software, SAP, or similar
  • Ability to read and interpret construction plans, specifications, submittals, RFI’s and construction documents.
  • Knowledge of energy audit instrumentation or Building Automations Systems to collect data; monitor equipment status; to control and optimize operation; generate maintenance schedules and operation logs.
  • Experience with field installation methods, testing, commissioning, validation and upkeep of documentation.
  • Minimum 3 years’ experience in directing maintenance operations in a campus environment; utilizing both union and non-union labor force.
  • One year experience with electrical and HVAC systems including installation, repair, and troubleshooting or one year experience within a facilities organization
  • One year experience handling complex infrastructure projects
  • Familiarity with applicable local, state and federal regulation and codes preferred.

Required Education:

  • Bachelor degree required in engineering discipline
  • Minimum of 3 years facility related/engineering experience in the industry, working with building infrastructure.
  • Demonstrated leadership
     

Preferred Education:

  • BS Mechanical Engineering/Civil Engineering/Electrical Engineering
  • Professional Engineering (PE)  License
  • Master’s degree in Engineering Degree.

  • The Disney Corporate Real Estate Operation- Infrastructure Services team is a diverse and talented group of Engineers and Managers who are focused on facility related systems design and operations. We maintain and operate more than 150 mixed-use facilities in three different campuses totaling more than 6 million square feet. We manage day-day operations, Engineering Services, Utility and energy management, Capital Portfolio Planning/management and Project Management of selected projects.


The hiring range for this position in California is $123,000.00 - $165,000.00 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
