- This role is considered hybrid, which means the employee will work a portion of their time on-site from a Company designated location and the remainder of their time remotely.

Job Summary:

The Real Estate Controls department is responsible for managing, developing, and executing the financial accounting functions for both Real Estate Operations (REO) and Corporate Real Estate (D&D) as they relate to the domestic and international real estate portfolio. Real Estate Controls is responsible for forecasting, analyzing, and solving self-identified issues on capital projects and Campus operational spend. As well as using data to analyze issues or trends, develop performance metrics and set targets for improvement. Real Estate Controls ensures that all financial processes and policies are in alignment with corporate guidelines.

This role will lead and oversee a significant domestic project with budgetary requirements in excess of $450M.

Responsibilities:

  • Responsible for the overall initiation of project(s), budget setup, and maintenance with various stakeholders (CRE, BU, Finance, etc.) for capital projects.
  • Prepares and validates the accuracy of all financial cost reporting including; development cost reports, cash flow actuals, quarterly accruals, vendor reconciliations, and Jobs in Progress (JIP) reports.
  • Prepare and review all contract and change order requests ensuring vendor compliance with executed contract agreement and TWDC corporate/department policies.
  • Review and approve all invoices for capital and expense projects including validation of required vendor backup documentation.
  • Proactively identifies and communicates with the Project Management team, leadership, and vendors regarding deliverables and any potential roadblocks.
  • Responsible for executing the CRE portfolio closeout process by; ensuring closeout matrix deadlines are imposed and enforced, documenting receipt of closeout documents/ final payments, and providing regular status updates to the project team.
  • Responsible for working with and educating third-party members of the project team, vendors, and new partners on the requirements and policies and procedures for the team.
  • Holds regular status meetings with stakeholders.
  • Responsible for adhering to and enforcing financial and audit compliance requirements for each project, which includes familiarizing oneself with the aforementioned requirements and executing accordingly.
  • Supports the development and implementation of CRE/Controls business policies and procedures as required for new scopes of work. This includes documenting detailed SOPs and guides, as applicable.

Basic Qualifications:

  • 3+ years of work experience
  • Advanced knowledge of the Microsoft Office Suite (Word, Excel, and PowerPoint, specifically)

Preferred Qualifications:

  • SAP Experience; Project Management Experience, 2-5 years of operational accounting experience.

Required Education

  • Bachelor's degree required in a core discipline such as Accounting, Business, Business Administration, Finance or a related area of study.
