This position reports to the Senior Manager of Engineering services. The position will provide management and overall direction for all facility operations for New York campus, Washington DC and support leased properties as needed. The manager will lead on-lot trades in all disciplines, direct third party providers performing services and executing projects, and directly interfaces with clients from all levels of the company. The objective is to maintain a high level of customer service while providing a safe, clean, professional and effective workspace for a broad range of clients.

Responsibilities:

Facility Management
  • Lead/Manage the daily activities of the studio on-lot trades: Electrical/HVAC, Laborers, Plumbing, Carpentry, Paint, and support staff both direct reports and matrixed.
  • Manage in-house construction, maintenance and repair activities
  • Oversee all utility plant operations
  • Provide technical guidance to trades
  • Lead workplace safety. Work with the safety department to implement and uphold safe work practices, procedures, and policies.
Management/Administration
  • Develop and manage multiple third party service contracts and projects
  • Work with peers and clients from all levels of the company to develop facility solutions and solve facility issues.
  • Organize and maintain facility infrastructure drawings, as builds and other records.
  • Develop an annual operations budget and an annual capital maintenance budget; these budgets should coordinate with a planned life cycle and long range maintenance program.

  • Manage the operational budget for the shops so that they stay at target; work with the shop leads to ensure proper time accounting.
  • Develop an annual operations budget and an annual capital maintenance budget; these budgets should coordinate with a planned life cycle and long range maintenance program.
  • Be part of the management representative team for collective bargaining and manage union relations as an ongoing responsibility.
Project Planning
  • Work with a broader team on developing capital investment plans and projects.
  • Provide project management oversight for on-lot, large scale capital maintenance programs.
  • Provide input to the planning, and overall design of large capital jobs as it relates to existing assets and to the establishes standards
Efficiency and Improvement
  • Review all Infrastructure system designs for accuracy, adequacy, quality and completeness and recommend enhancements and replacements considering energy management opportunities.
  • Develop maintenance plans and policies that ensure a safe, professional and cost effective operation and lifecycle
  • Work with Disney Sourcing and Procurement & Operations Finance to obtain bids, create purchase orders and maintenance contracts that adhere to company policies and procedures and achieve cost savings.

Basic Qualifications:

  • Minimum 10 years’ experience in directing maintenance operations in a campus or larger environment; with management of large union and non-union labor forces
  • Proven experience with union negotiations and collective bargaining agreements
  • Ability to master technical issues, handle detail and complexity, simultaneously manage multiple tasks, communicate effectively, resolve conflict, partner effectively to develop win/win solutions.
  • Proven leadership skills both in direct and matrix reporting situations.
  • Ability to proactively work with various project teams and individuals.
  • Ability to effectively lead and communicate with union labor force and operations management teams.
  • Strong interpersonal and team building skills.
  • Strong personal integrity.
  • Strong customer service orientation.
  • Strong project management skills
  • Demonstrated problem-solving and technical skills
  • Knowledge of mathematical calculations and computer applications related to technical design.
  • Exhibit knowledge of plant operations in order to specify proper equipment and develop maintenance policies and procedures.
  • Proficiency in use of electronic mail applications, Microsoft Office and AutoCAD, maintenance management software, SAP, or similar
  • Ability to read and interpret construction plans, specifications, and construction documents.
  • Ability to use energy audit instrumentation or Building Automations Systems to collect data; monitor equipment status; to control and optimize operation; generate maintenance schedules and operation logs.
  • Experience with installation methods, testing, commissioning, validation and upkeep of documentation.

Preferred Qualifications:

  • Preferably more than 10 years’ experience in the industry
  • Demonstrated problem-solving and technical skills in the mechanical/electrical trades.
  • Applied work (Curriculum Vitae) with applicable local, state and federal regulation and codes
  • Professional Engineer

Required Education

  • BS mechanical/electrical engineering or Construction Management.

Preferred Education

  • MS mechanical/electrical engineering or Construction Management.
