Associate Manager Corporate Real Estate Project Hire
The Corporate Real Estate Transactions and Portfolio group is aptly named, because that is exactly what we do – manage The Walt Disney Company’s (TWDC) global real estate portfolio. This is a unique position in TWDC, as we are the only group that touches every corner of the enterprise. Corporate Real Estate’s Global Portfolio Management & Transactions group tracks, reports, and manages TWDC’s real estate portfolio which is over 25 million SF in over 350 owned and leased locations worldwide. The group also initiates and delivers real estate strategies, portfolio management, space & occupancy planning and acquisition/disposition projects to internal TWDC business units. As a Project Hire in Corporate Real Estate Transactions and Space Planning, you would help forge The Walt Disney Company’s real estate strategy for both new and existing properties. The goal of TWDC’s Corporate Real Estate Transactions and Portfolio group is to provide and implement strategic and economic real estate solutions for our many lines of businesses that align with TWDC’s overall corporate policies and procedures.
Here is what you will do as an Associate Manager…
- Develop a strong understanding of TWDC’s global real estate portfolio, space utilization standard, key markets and reporting requirements;
- Study, understand, track, update, and audit real estate data from multiple sources and in a variety of databases and systems, including TRIRIGA;
- Produce analyses and presentation materials for various real estate initiatives;
- Develop and implement real estate strategies for business units while leading external benchmarking efforts to establish performance metrics and organizational performance targets;
- Manage to critical dates such as lease expirations, renewal options, etc. and project deadlines;
- Interface with BU leaders to guide them on options for future space planning and budgets through the Corporate Real Estate process;
- Assist Director and Senior Account Managers with complicated transactions which may include relocations, consolidations, expansions, reductions, renewals, etc.;
- Producing project kick-off forms and comprehensive Corporate approval documents requiring strong writing skills and a thorough understanding of the projects and associated details;
- Ongoing, effective communication with various stakeholders, internal/external partners;
- Benchmark key initiatives against corporate standards, industry best-practices and similar projects in other Business Units;
- Analyze the merits of decisions (owned vs. leased, or rural vs. urban) to meet the needs of a Business Unit such as an Owned and Operated TV Station, Ad Sales or ESPN;
- Collaborate with design and delivery teams in regions around the world to assemble and reconcile all information needed to justify business decisions, and ensure that portfolio strategies and business objectives are aligned;
- Assist a Business Unit including but not limited to the Aisa-Pacific Region (APAC), Domestic regional business unit occupied offices, ESPN Bowl Offices, among others to identify and prioritize opportunities to improve their portfolios, and assemble plans for future development;
- Manage Business Unit projects, leveraging the contributions of both internal and external partners to solve complex problems and create executable real estate strategies;
- Work with transactional brokers on various transactions including regional offices in APAC and domestically;
- Finalize leases with legal departments and submit to Lease Administration;
- Develop strategies based on robust data analytics while balancing qualitative objectives to formulate decisions on critical dates
Here are the skills you will need to have to be successful in the role…
- +6 years or more of relevant experience, including transaction management, brokerage, strategy development and/or client service on a global basis with a focus on APAC. Prior experience may include finance, commercial and/or corporate real estate.
- Strong problem solving and multitasking skills; ability to analyze complex multi-faceted issues (market, business and long-term space planning). Proven ability to balance strategic and tactical elements associated with implementing real estate strategies.
- Strong client service focus required. Ability to outline BU requirements in the context of corporate standards and governance.
- Strong project management skills throughout the life cycle of a real estate project. Proven ability to manage internal and external partners to solve complex issues and create executable real estate strategies.
- Attention to detail, ability to organize, and analyze large sets of data in a precise way
- Must be able to manage and maintain confidential information
- Ability to manage time and directions from multiple sources
- Ability prioritize work, identify solutions, think proactively and work in a fast-paced environment
- Excellent communications skills, including effective in-person presentation skills and ability to write concise, compelling business cases that are accurate and professional, yet speak in layman’s terms for a broader corporate audience
- Savvy and “EQ” to work with a product – real estate – that can often evoke strong emotions among senior leaders
- Finesse, tact and understanding of corporate politics to be able to say “no” without ruffling feathers

The hiring range for this position in Burbank, CA is $105,100 to $140,900 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
