About the Role:

The Facilities Asset Management (FAM) Senior Building Manager is a skilled and proficient facilities professional responsible for overseeing building services and operational processes across a significant on-property portfolio, enabling resident departments to focus on delivering exceptional Disney Experiences for our Walt Disney World Resort and Park guests and cast members. Operating as an independent worker and effective problem-solver, this role serves as the primary point of contact for tenants, vendors, contractors, and internal partners, ensuring safe, reliable, and guest-ready facilities that support Disney's immersive theme parks, resorts, and vacation environments.

This role will report to the Building & Property Management (B&PM) Property Manager for on-property building operations

Responsibilities:

In this role, you will manage day-to-day facility operations, maintenance strategies, safety compliance, and tenant experience for a large or complex portion of the building portfolio, which may include multiple buildings or 700K+ square feet of space. You will lead vendor performance, coordinate building projects and capital improvements, and act as the primary escalation point for complex issues and emergencies. By combining strong operational discipline with a customer-focused, service-minded approach, you will help maintain high-quality environments that reflect Disney's creative, innovative, and guest-centric standards, while mentoring peers and influencing outcomes without direct authority.

  • Maintain overall building safety, regulatory compliance, and operational efficiency through advanced inspections, preventive maintenance, and proactive issue resolution.
  • Serve as the primary escalation point for complex building issues, emergencies, and tenant concerns, coordinating timely and effective responses.
  • Respond to and coordinate resolution of building emergencies, including power outages, leaks, and security incidents, ensuring minimal disruption to operations.
  • Oversee and direct vendor performance for janitorial, landscaping, security, and specialized building services, ensuring high standards, accountability, and contract adherence.
  • Lead vendor selection processes, including bid development, scope definition, and contract negotiations in partnership with Property Management.
  • Review and approve invoices with a high level of scrutiny, ensuring alignment with contracts, budgets, and performance standards.
  • Provide rotational on-call support, including after-hours and weekend response for critical issues and emergencies.
  • Oversee and continuously improve key and security access systems and processes for tenants, vendors, and authorized personnel.
  • Drive clear, proactive, and strategic communication with tenants, business partners, and leadership regarding building operations, projects, and potential impacts.
  • Partner on and help lead logistics for complex project initiatives, including capital improvements and cross-functional efforts that support facility and property planning goals.
  • Collaborate with key stakeholders to resolve high-impact operational challenges and ensure business continuity in a fast-paced environment.
  • Ensure strict adherence to environmental, safety, OSHA, building code, and corporate governance standards.
  • Identify opportunities for process improvement, cost savings, and operational enhancements, and implement effective solutions.
  • Mentor and provide guidance to Building Managers and team members, sharing best practices and operational expertise while leading through influence.

Required Qualifications:

  • 5+ years of experience in facilities management, property management, construction, engineering management, or a related field.
  • 5+ years of experience in commercial property or facilities management with responsibility for large or complex assets, including multi-building portfolios or high-profile environments.
  • 5+ years of experience in commercial building systems, including HVAC, electrical, plumbing, and fire/life safety.
  • Advanced knowledge of environmental, safety, OSHA, and building code requirements applicable to commercial facilities.
  • Demonstrated ability to manage complex vendor relationships, service contracts, and performance standards in a matrixed environment.
  • Strong financial acumen, including budgeting, forecasting, and cost control for operating and capital expenditures.
  • Excellent communication and stakeholder management skills, with the ability to influence without direct authority and maintain strong customer service orientation.
  • Experience with project management practices, including scope development, scheduling, and coordination of capital or tenant improvement projects.
  • A highly proactive, solution-oriented mindset with strong decision-making capability under pressure and a detail-oriented, service-minded approach.
  • Proficiency in standard business applications (e.g., Microsoft Office suite, email) and aptitude to learn additional software tools as needed.

Education

Bachelor's Degree or equivalent related experience.

Preferred Qualifications:

  • Experience overseeing multiple projects or scopes of work concurrently, including development of scope, budgets, and schedules.
  • Strong problem-solving and analytical skills, with outstanding attention to detail and organizational capabilities.
  • Ability to identify project-related risks, propose mitigation plans, and coordinate operational constraints to achieve successful execution while communicating status and impacts to partners and leadership.
  • Experience in theme parks, resorts, cruise, vacation, travel, retail, or consumer-focused environments, with a creative, customer-focused, and team-oriented mindset.

The hiring range for this position in Florida is $91,000.00-$121,900.00 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
