The Corporate Real Estate Operations group is responsible for day-to-day facilities and operations management of owned and leased facilities to ensure business is conducted in a clean, safe, and efficient work environment and that the value of Company physical assets is protected and enhanced.
Responsibilities:
- Report to the Manager, Client Services (Janitorial)
- Daily oversight of cleaning and exterminating staff; walking premises monitoring quality standards and ensuring 3rd party vendors operate efficiently, perform all contractual duties and comply with health and safety regulations, policies and procedures.
- Provide reports to the Manager identifying any problems or issues that need escalation
- Keep regular logs and documentation of facility related activity
- Track costs against the contract, meeting with the Manager monthly to review invoices and forecast quarterly
- Provide costs to Manager for annual fiscal year budgets and prepare purchase order requisitions for goods and services as needed
- Complete monthly chargebacks to ensure costs are journaled to clients in a timely manner
- Collaborate with engineering, electrical, carpentry, painting and events teams as needed
- Inventory Management: Monitor janitorial equipment to ensure it is in working condition and in compliance
- Monitor daily ServiceNow work tickets that require janitorial attention
- Responds to emergencies which might include off-hours
- Supports the Manager with the coordination of snow removal
- Manage contract with third-party waste management company, monitoring their performance and ensuring adherence to contractual obligations (including waste audits).
- Must be highly organized, accountable, detail-oriented, and possess the ability to meet deadlines in a dynamic environment.

Required Education
- Associate or Bachelors Degree or equivalent work experience
Required Experience
- 3+ years of janitorial and/or facilities related experience
- ServiceNow, Microsoft Office basic programs, excellent customer service
- OSHA Knowledge, familiarity with 32BJ union Labor rules/regulations
Preferred Experience
Experience in a commercial union office building
Knowledge of SAP, Coupa, Concur
FMP, Facilities certification
The hiring range for this position in New York is $83,200.00-$111,500.00 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
